Chi Hathiramani is a real estate executive with 18 years of experience and $2.5+ billion of institutional commercial real estate transaction experience spanning office, retail, multifamily and select specialty asset classes. Chi’s expertise covers real estate platform and strategy development, team development, investment pipeline development, analytics, investment selection, underwriting, structuring & negotiation, transaction management, institutional equity and debt capital raising, property and capital-stack restructuring, and portfolio asset management. Chi is adept at launching and growing an investment platform, leading investment teams, and developing processes that drive execution and investment performance.
Chi previously served as the Chief Investment Officer of Casoro Group and Fund Manager for the Onyx Impact Fund where he played a lead role in developing the firm’s investment strategy, market presence, uncovering profitable opportunities, supervising the underwriting, structuring, negotiation, and marshaling resources to close new opportunities. Chi led the firm’s portfolio growth strategy, institutional equity, and debt raising activities.
During his tenure at Casoro Group, Chi and his investment team completed 18 acquisition, recapitalization, and disposition projects exceeding $600m. In 2022, Chi facilitated the launch of the Onyx Impact Fund, a closed-ended real estate value fund. Chi also facilitated the launch of Upside Avenue’s follow-on REIT vehicle, a Regulation A public non-traded REIT, and served as its Chief Investment Officer. Chi fostered relationships with institutional equity and debt partners with whom he raised $150m of total equity and completed $300m of debt financing. Chi previously served as the Director of Acquisitions at Aspen Heights Partners in Austin, TX and Acquisitions Associate at Vornado Realty Trust’s subsidiary Vornado/Charles E. Smith (NYSE:JBGS).
Chi was acknowledged by GlobeSt as a Top 50 Under 40 in Commercial Real Estate in 2020 for his influence and contributions in the industry and within the community. He currently sits on the board of Casoro Group Education Foundation, a non-profit dedicated to expanding racial and gender diversity in the commercial real estate space, and formerly on the board of Chinmaya Mission Austin, a nonprofit organization dedicated to serving and uplifting mankind.
He holds an MBA from Georgetown University, M.S. in Real Estate from Johns Hopkins University, and B.S. in Property Management from Virginia Tech.
