My business territory is Austin and San Antonio, Texas. These are exceptional areas on the path to some of Texas’s most significant population growth. Texas, a business-friendly state with low taxes, attracts companies and people, which will drive the multifamily, development, and commercial real estate sectors for several years. Initially, I chose real estate as my career to build wealth for my family. Then, I began to help friends, and now my company, Real International, serves several families by constructing real estate legacy wealth plans that will transform future generations. Often, it only begins with one purchase managed well, then leveraged to another, which begins the process of the compound theory of significant wealth building in real estate.
It all begins with land location, and knowing the value of where the population is going will transform a real estate portfolio. My signature keenness is land and location. However, it’s not an absolute science. Yet, the expert business people I surround myself with, such as analysts, attorneys, and field experts, give Real International the additional intelligence to manage millions of dollars in real estate assets and development projects. The partnerships I have created through the years have allowed me to secure investment opportunities to pass on to others.
In the summer of 2024, prices began to soften in signature real estate locations, creating opportunities in the area that Real International focuses on. The Federal Open Market Committee (FOMC) still aims to reduce interest rates to 5.1 percent by the end of 2024 and add more aggressive interest rate management projections through 2025. When borrowing money is less expensive, the markets begin to move. The real estate market will move on several different levels in 2025, including the resale market for those who secured low interest rates, the aging population, builders building more, and commercial inventory. The sector of real estate that will continue to remain resilient will be land. The areas of IH35, USRT281, HWY290, and FM306 will be signature corridors. One of my specialties is commercial real estate, the most transformative wealth determiner besides the actual land. Commercial real estate is at a pinnacle in history as the workforce culture has changed after the pandemic. Now, banks are carrying a heavier-than-normal amount of commercial mortgage notes as they continue determining how to repurpose commercial spaces.
