Successful Exit of Our Enclave at Crystal Falls and Heritage Grove Projects

 

Enclave at Crystal Falls

We are pleased to announce that the Enclave at Crystal Falls project has been successfully sold, and we are currently in the process of fully distributing funds to our valued investors. As one of our esteemed land development projects from late 2020, the Enclave at Crystal Falls is situated in Leander, a burgeoning satellite city north of Austin that fronts Lakewood Park, the city’s premier park. The property’s strategic location, just a short 5-minute drive from Highway 183, made it a highly coveted investment opportunity.

Our decision to exit the project at the opportune time, before the market downturn, resulted in an impressive profit of $1.1M for our esteemed investors. The land has been sold to builders with zoning for residential development. Additionally, we purchased an adjacent plot in 2022, building upon the success of the original project and complying with the new regulations of the City of Leander while generating profitable returns for our investors.

The outstanding performance of the Enclave at Crystal Falls project showcases the expertise and professionalism of our team. Despite the ever-changing dynamics of the market, our team made timely strategic adjustments to the project, which ultimately led to robust returns for our investors. Heritage Grove

Additionally, we are delighted to report the successful exit of the Heritage Grove project. The project lasted for approximately one year and generated an impressive final profit of about 3.38 million US dollars, equating to an annual income of more than 200%. This marks the highest returns commanded to investors in Real International history! We are pleased to report that project investors have received both principal and returns, marking the Heritage Grove project as one of the ”seed” projects in Real International’s “Real Orchard” portfolio project.

At Real International, we adhere to the strategy of investing in development land in areas with significant expected gentrification or change. This approach ultimately led to the Heritage Grove project becoming the most profitable investment in the history of our organization. The land was purchased in November 2021, an intent contract with zoning sale was entered into in February 2022, and ownership was officially transferred in September.

The Heritage Grove project embodies the strengths and investment strategies of Real International. When selecting projects at the initial stage, we utilized our expertise in urban development trends, positioning the project in Leander, an Austin satellite city. The project is situated along Highway 183, in the core area north of Leander, adjacent to the future Leander light rail station, and a mere 3-minute drive from downtown Leander.

Our investment team’s meticulous due diligence helped us to screen the land with great appreciation potential in the local area, and ultimately selected Heritage Grove as the optimal investment opportunity. With our deep local network in Austin, established over the years, we ensured the smooth completion of the investment process and confirmed the seamless transfer of the project.
