Executive Summary: Southwestern University has officially announced that its 560-acre mixed-use development, “Southwestern University 560,” located in Georgetown, North Austin, will break ground this fall.
In a major early commitment, the City of Georgetown has signed on as the project’s anchor tenant. The city will invest $51 million to build a 75,000-square-foot municipal customer service center, expected to open by mid-2028.
With construction set to begin, Georgetown is accelerating its transformation from a traditional residential town into an emerging commercial and cultural hub in North Austin, driving rapid growth in demand for surrounding services, infrastructure, and logistics.

Building the Foundation of a New Urban Node
Located at the northwest corner of East University Avenue and Smith Creek Road, the project spans approximately 560 acres. The City of Georgetown has secured a 99-year ground lease with Southwestern University and will self-fund the construction of its new municipal facility.

The center will house over 250 employees across key departments, including planning and permitting, economic development, human resources, and IT. In addition, Southwestern University will receive $8.5 million in incentives to upgrade surrounding infrastructure, including roads and utilities.
By anchoring the project with a government facility, the development establishes a stable, long-term demand base from day one. Municipal tenants historically attract consistent daily foot traffic and catalyze surrounding retail, services, and business activity.

As residents, contractors, developers, and city employees begin to frequent the area, this previously underdeveloped land is poised to evolve into a new civic and commercial hub on Georgetown’s east side.
A 560-Acre “Mini City” in the Making
The municipal center is only the beginning. Phase one, spanning 67 acres and launching this September, is slated to include:
110,000 square feet of office and R&D space
45,000 square feet of curated retail and commercial space
150 residential units, including apartments and townhomes
110,000 square feet of boutique hotel and conference facilities
38,000 square feet of entertainment and live music venue space
35 acres of green space, trails, and creekside parkland
According to University President Laura Skandera Trombley, the project is designed to become a vibrant destination integrating living, working, shopping, arts, and entertainment. The long-term vision is to attract corporate headquarters and establish a walkable, high-energy business and cultural district in North Austin.

Regional Economic Implications
With government operations anchoring the site, a large-scale mixed-use development underway, and steady population inflows, Georgetown is entering a new phase of infrastructure and industrial demand growth.
The SH-130 corridor is increasingly serving as the critical artery for this expansion. It offers direct, efficient connectivity between Samsung’s Taylor campus to the east, Tesla’s Gigafactory and Austin-Bergstrom International Airport to the south, and Georgetown’s booming residential and municipal sectors to the north, all while bypassing I-35 congestion. Contractors, service providers, logistics operators, and construction teams are actively positioning themselves along this corridor to serve the expanding ecosystem.
