We’re pleased to share a major milestone update on GT-48, a fully entitled Industrial Outdoor Storage (IOS) development located in Hutto, Texas.
The project has obtained the permit to connect directly to Sam Houston Avenue, a primary arterial road. At the same time, on-site road paving has been completed, with horizontal construction actively underway.
These developments meaningfully improve the site’s functionality, accessibility, and overall long-term value, while reducing execution risk and strengthening GT48’s investment profile. With major infrastructure elements now coming together, GT48 continues to demonstrate strong progress and execution.

Project Overview
Industrial Outdoor Storage (IOS) has become one of the most in-demand industrial asset classes, driven by sustained demand from logistics, fleet, and construction operators. At the same time, new IOS supply remains highly constrained due to zoning and entitlement limitations.
GT-48 stands out as a fully entitled IOS opportunity in the Austin industrial corridor, located near SH-130 to serve regional manufacturing and logistics demand, with execution already underway.
