This week, semiconductor giant NXP announced it has leased the entire Champion Office Park complex in Northwest Austin , while also putting its long-time 155-acre Oak Hill headquarters up for sale.

Since acquiring Freescale in 2015, NXP has operated its U.S. headquarters out of Oak Hill. Now, the company is reimagines its office footprint, a move that mirrors the way Austin’s growth map is shifting.

A Strategic Relocation

NXP, one of the world’s leading semiconductor manufacturers, with products widely used in automotive electronics, industrial control systems, and IoT applications.

The company has leased two office buildings and a parking garage within Champion Office Park, located near the intersection of TX-360 and RM 2222. Covering nearly 29 acres and about 225,000 square feet of space, the site sits at a key junction connecting West Austin residential neighborhoods and the city’s northern tech corridor.

According to NXP, the move aims to modernize its workplace and foster a more collaborative, energized environment.

At the same time, NXP’s long-standing headquarters campus in Oak Hill is hitting the market. The property, valued at approximately $43 million according to Travis Central Appraisal District data, carries deep roots in Austin’s tech history.

Originally built for Motorola in 1984, it later became home to Freescale Semiconductor before being acquired by NXP in 2015. For decades, the site has supported office, research, and manufacturing operations, producing chips used in automotive systems, mobile devices, and communications infrastructure.

This relocation follows a period of ongoing adjustments for the company. NXP reported $3.17 billion in third-quarter revenue last October, a slight year-over-year decline, and announced the closure of a manufacturing facility in the Phoenix area in December. Reports also suggest that NXP has undergone workforce reductions in Austin and beyond.

Once sold, the Oak Hill campus could take several potential paths, from single-owner occupancy to multi-tenant redevelopment or even a long-term master-planned project. Whatever direction it takes, the outcome will likely influence the office market and development patterns in Southwest Austin for years to come.
